Flat roof replacement on a strata building in Richmond, BC

Built for strata density

Richmond has more strata roofs than almost anywhere in the region

Townhouse complexes, low-rise apartments and mixed-use buildings make up an enormous share of Richmond's roof area, and nearly all of it is flat or low-slope. Those roofs are on a service cycle whether anyone is tracking it or not.

What makes a strata re-roof different from a house is not the membrane, it is the decision-making. A council needs to justify the spend to owners, coordinate access, and often line the work up against a depreciation report. That takes documentation, and most contractors treat documentation as an afterthought.

We treat it as the deliverable. The written assessment comes first, with photographs of every problem area and an honest separation of what needs doing this year from what can wait. If the roof has three more good years, the report will say so, and you can plan the levy properly instead of rushing it.

What we cover

Commercial, strata and industrial roofing

Three different kinds of building, three different sets of constraints. The membrane is the easy part.

01

Strata and multi-unit buildings

Townhouse complexes, low-rise apartments and mixed-use buildings. We work to the council's process, not around it: written assessment first, scope and staging agreed before anything comes off, and access arrangements that residents are told about in advance.

  • Written assessments councils can circulate
  • Staged work to limit disruption
  • WCB coverage for multi-unit access
  • Depreciation-report-friendly documentation
02

Flat and low-slope roof systems

Most Richmond commercial roofs are flat, and flat roofs fail at the details rather than in the field. We install and replace torch-on SBS, built-up and TPO systems, and we spend the inspection time on the drains, seams, curbs and parapet flashings where the water actually gets in.

  • Torch-on SBS two-ply systems
  • TPO single-ply membrane
  • Built-up and modified bitumen
  • Drain, curb and parapet detailing
03

Industrial and light commercial

Warehouses, shops, light industrial units and the mixed commercial stock around Bridgeport and the riverfront. Large uninterrupted decks, rooftop mechanical units and the ponding problems that come with both.

  • Large-deck membrane replacement
  • Rooftop mechanical and curb flashing
  • Ponding and drainage correction
  • Phased work around operating hours

Paperwork that holds up

On a commercial roof, the written assessment is the product

A homeowner can decide on a roof over a coffee. A strata council or a property manager cannot. They need something in writing that explains the condition of the roof, what failed, what it will cost and what happens if it waits another year.

So that is what we produce: photographs of the problem areas, a plain-language description of the condition, an itemised scope, and a clear line between urgent and deferrable. No vague numbers, no allowances that quietly balloon halfway through the job.

The same honesty rule applies as everywhere else we work. If your building does not need a new roof yet, the assessment will tell you that, in writing, and we will tell you roughly when to look at it again.

Commercial questions

What councils and property managers ask us

Regularly. We give councils a written assessment with photographs of the problem areas and a plain description of what needs doing now versus what can reasonably wait, in a form you can circulate to owners or hand to a property manager. We are also happy to attend a council meeting to walk through the scope before anyone votes on it.
