What a replacement includes

What you are actually paying for

A roof replacement is a system, not a layer of shingles. Tear-off, deck, underlayment, ventilation and flashing all decide whether it reaches its service life or falls short of it.

Full tear-off

Every layer comes off. We do not roof over an existing covering, because it hides the deck, adds weight and takes years off the new system.

Deck inspection and re-decking

With the roof stripped we can finally see the sheathing. Soft or delaminated sections get replaced, at a per-sheet rate stated in the estimate before we start.

Underlayment and ice-and-water

Synthetic underlayment across the field, self-adhered membrane in the valleys and at the eaves where wind-driven rain gets pushed back up the slope.

Ventilation correction

The step most quotes skip. An attic that cannot breathe rots a new deck from below. If the intake and exhaust are wrong, we tell you and we fix it.

New flashing and penetrations

Chimneys, skylights, valleys, wall junctions, vent stacks and drip edge. Reusing tired metal under new shingles is the most common false economy in roofing.

Clean site, every day

Magnet sweep for nails, debris cleared, property left tidy at the end of each working day rather than only at the end of the job.

Materials and cost

Architectural shingle is the sensible default here. It is not the only option.

Most Richmond homes end up on architectural asphalt shingle, and for good reason: heavier mat, better wind rating on a flat exposed island, and the best cost per year of service of anything in common use. Three-tab saves money up front and gives it back in five fewer years of roof. Whichever you choose, the tear-off and the ventilation work underneath matter more to the outcome than the brand on the bundle.

Richmond also has an unusual number of mixed roofs, where a shingle main section meets a flat addition, carport or garage. Those get torch-on SBS in 2-ply or 3-ply builds, and the junction between the two systems is where we spend the detailing time, because that is where they leak.

Cedar and metal are both available and both have a place. Metal is a 40 to 50 year decision rather than a value one; near the water the fasteners and flashing become the limiting component long before the panels do.

If the damage is localised, the rest of the covering still holds its granules and the deck is sound, we will quote the repair. Replacement is the honest call when failures are spread across whole slopes, the deck has taken on moisture, or you are repairing the same roof for the third time.

One to three days for most Richmond detached homes in dry summer conditions. Steeper or larger roofs, mixed shingle-and-flat systems and jobs that turn up soft sheathing take longer. The same job in late autumn typically runs three to four days because the work has to fit around the weather.

No. A roof-over hides the deck so nobody can assess it, adds significant weight, traps heat that shortens the life of the new covering, and makes the next replacement more expensive to strip. Some roofing companies offer it because it is cheaper and faster. We do a full tear-off every time, and we will explain why on site if you have been quoted otherwise.

It depends on the scope. Straightforward like-for-like re-roofs on detached homes often do not require one, while structural work, changes to the deck or work on multi-unit buildings frequently does. Thresholds differ between Richmond, Vancouver and Delta, which is why permits appear as their own line on our estimates rather than being folded into a lump sum.
