Roof Replacement Cost in Richmond and the Lower Mainland — What to Expect in 2026

Real numbers, what moves them, and how to tell whether you are being quoted for work you actually need.

A full roof replacement in the Lower Mainland typically runs between CA$12,000 and CA$28,000 in 2026. The average for a standard detached home is around CA$21,150.

Those figures are based on current local contractor rates for residential work across Richmond, Vancouver and the surrounding municipalities. They are a starting point for a conversation, not a quote, and the rest of this article is about the difference between the two.

Most cost articles bury the number three sections down, which is irritating when the number is the reason you clicked. So there it is. What matters more is the spread: sixteen thousand dollars separates the bottom of that range from the top, and that gap is not arbitrary. It is size, pitch, materials, access and what turns up when the old covering comes off.

What drives the price range

Six things account for most of the variation between one quote and another.

Roof size and pitch

Area sets the baseline, but pitch is the multiplier people underestimate. A steep roof is slower to work on, needs proper fall protection and staging, and every bundle has to be moved by hand rather than slid into place. Two roofs of identical square footage can differ by several thousand dollars on pitch alone.

Material choice

The single biggest lever you actually control. The table below breaks it down, but the short version is that architectural asphalt is the sensible default for most Lower Mainland homes and metal is a long-horizon decision rather than a value one.

Storey count and access

A three-storey home on a tight lot with no driveway access costs more to re-roof than a rancher with a clear approach, because everything, including the waste coming down, takes longer to move.

Deck condition

The genuine unknown. Nobody can see the sheathing until the old roof is off. If sections have softened from long-term moisture they have to be replaced, and that is materials plus labour on top of the quoted scope. A good estimate states the per-sheet rate up front so a surprise stays a known quantity.

Permits

Requirements differ by municipality. The City of Vancouver applies its own rules, and Richmond and Delta set different thresholds for when a re-roof needs one. Structural work and multi-unit buildings raise the likelihood considerably.

Disposal and cleanup

A tear-off generates a lot of weight, and tipping fees are real money. This should be its own line rather than folded into a lump sum, if only so you can see it has been accounted for at all.

Cheapest per year of service is usually architectural asphalt, not three-tab. The saving on three-tab is real but you buy it back in five to ten fewer years of roof, and you pay for a second tear-off sooner than you needed to.

What the estimate should include

Whoever you hire, the document you are handed should contain all of the following. This is the part that lets you compare two quotes honestly.

  • A line-itemed scope of work rather than a single figure
  • Material specification naming the manufacturer and product line
  • The labour component, stated separately
  • Disposal and tipping costs
  • Permit costs where the municipality requires one
  • Workmanship and material warranties, listed separately
  • A start date and a realistic duration
  • A stated rate for replacing sheathing if the deck turns out to be soft

If a contractor gives you a single number with no breakdown, that is worth noticing. It is not automatically dishonest, but it does mean you cannot tell what was assumed, cannot compare it to anything, and have no reference point if the number changes halfway through.

The honest part

The cheapest roof replacement is the one you do not need yet.

A twenty-year-old roof with one area of shingle damage needs a repair, not a replacement. That is a job in the hundreds or low thousands, and it will often buy several more years. A twenty-year-old roof with widespread curling, granule loss across every slope, and two previous repairs behind it is a completely different conversation, and at that point continuing to patch is the expensive choice.

Both roofs are the same age. Age alone tells you very little. What separates them is the pattern and spread of the failures, and that can only be assessed properly by getting onto the roof.

If your roof has five good years left, the report says five good years, and the cost of a replacement becomes irrelevant for five years. Richmond and Delta specifics

Richmond

Richmond is flat, low-lying and close to the water, which means wind exposure and persistent damp rather than the slope-and-shade problems you get on the North Shore. Access is usually straightforward, which helps on labour. The bigger local factor is strata density: a very large share of Richmond's roof area sits on townhouse and low-rise buildings, where the cost conversation is a council decision involving depreciation reports and levy timing rather than a single homeowner's budget.

North Delta

The subdivisions built through the 1970s and 1980s are now well into the replacement window. Many are on their second covering, and a good number have layered work and ventilation that was adequate for 1978 and is not now. Budget for the possibility of deck repairs and ventilation corrections rather than assuming a like-for-like swap.

Ladner and Tsawwassen

Ladner has a higher proportion of low-slope and flat sections than most of the region, which changes the material mix and therefore the price. Tsawwassen is coastal, and salt air corrodes metal components long before shingles wear out, so premium flashing, drip edge, vents and fasteners are worth paying for on exposed properties.
